Progress
The new front door has been installed and it looks great! We also framed in the beautiful curved staircase off the front entrance, and it's now ready for drywall. The deck surfaces and windows are on hold for two weeks, and we can start the roofing in the next couple of weeks.

Siding
There has been some delays with the siding because of the new door and window codes, as well as finishing up the deck surfaces. The doors are on order and will be installed when they arrive. The Deck surfaces need to be completed prior to finishing up the siding, so we are stalled until warmer weather allows the sub-contractor to apply the new deck surfaces, likely within the next couple of weeks.

Sorting out the mess
Errors made by previous owners and contractors on this home reminds me just how easy it is for the inexperienced to unknowingly get way beyond their abilities.
This past week we have had inspections and quotes prepared for drywall, roofing, structural engineering, electrical, heating and stair railings. Budget summaries and reviews were also completed. Our team focused on the structural repairs, building envelope and siding application. We also completed some repairs on the front entrance flooring to replace 2 x 4 floor joists supporting a trap door in the middle of the front entrance!

Permits & pitfalls
Quite the story on this home, multiple owners, incomplete permits and stop work orders. RDCO located the original house plans, these have been sent to the engineer to establish the missing truss and joist plans, once established, we can conform to all of the requirements of the building permit. The Stop Work Order was removed on Friday, the land title has also been cleared of the RDCO Covenant A new Building Permit was also issued on Friday.

Demolition
This major renovation is being handled in part by Hartley Homes and in part by the owner. The home has been vacant for a number of years and will soon be habitable again. During our first few days on-site we removed all of the stucco at the rear exterior of the house. We also removed the concrete pads, pool deck, and the tree stumps from along the side of the pool. Disposal bins were delivered on Friday but impossible to load due to slippery conditions. The wall area and posts under the decks were severely compromised by rot and mildew.
